The City of Thousand Oaks has the following size restrictions on Detached ADU's:

 

  • Up to 850 square feet for a studio or one-bedroom unit

  • Up to 1,000 square feet for a two-bedroom or larger unit

  • A 400-600 square foot ADU works perfectly for a one-bedroom layout.

  • A 600-1,000 square foot ADU provides ample space for a single or two-story design, accommodating up to three bedrooms and multiple bathrooms.

Converting a garage into an ADU is one of the most cost-effective options since the basic structure is already in place. However, most two-car garages in Thousand Oaks are typically only 300-400 square feet, limiting the available space.

For new detached ADUs, the city requires:

  • A 10-foot setback from the main house or garage (unless attached)

  • A 4-foot setback from the rear and side property lines

​

Garage conversions, however, do NOT need to meet these setback rules, making them a more flexible option for adding living space.
